US Buyers Gain More Listing Leverage

It's not every day we see the market tip a bit more in buyers’ favor, but that's what’s unfolding lately. The nationwide median listing price has slipped by about 2% year-over-year to $429,500 in mid-Q2, opening up opportunities we haven't seen in quite some time. Even the price per square foot is down ~3%, showing a real shift from the wild, fast-paced days of the pandemic toward more reasonable expectations from sellers.

There’s also more to choose from—active listings are up around 6% from last month, and 2% over last year. For anyone weighing their next move, this means more time to look, compare, and consider before making the big decision. While over 17% of listings are still seeing price reductions, the fact that this share is lower than last year suggests sellers are starting out with more realistic pricing.

Affordability is still a hurdle for many, but with asking prices easing and options expanding, there's a little more breathing room and a lot more negotiating power for buyers. After 26 years of watching Hinesville’s market shift and change, I can tell you: moments like this don’t come around often. If you’re considering a move, it’s a good time to take a closer look at what’s out there.
